Roof maintenance is not one of the things many home owners think about during summer. It’s understandable. Very few signs of roof damage present during summer.

However, it is wise to use the stable summer conditions to prepare your roof any condition, of focus being the harsh conditions during fall and winter.

There are some critical roof maintenance activities every home owner needs to prioritize during summer. They include:

  1. Roof inspection.

This entails a careful observation of your roof, looking out for any signs of roof damage. Roof damage is not necessarily obvious hence the need to hire a roofing expert do the inspection for you. A trained eye can pick out what an ordinary eye cannot.

But that does not absolve home owners of the duty to inspect their own roofs. This is what to look out for.

Shingles. Damaged/ cracked, curled or missing shingles portend roof damage. Wear and tear on the shingles is also a red flag.

The integrity of the shingles can also be checked indirectly. Check out for any shingle granules in the gutter drains. Their presence may indicate roof damage.

Apart from the shingles, look at the flashing. It should be solid and firm. Any bending or puncture is an indicator of problems that could lead to leakage.

Then check out metal components for any signs of rust.

Don’t forget to look out for microorganisms on your roof. Fungi, algae and mold are the most common microorganisms observed on roofs. They are dangerous in that they can weaken the roof by eating through it as they penetrate.

  1. Trimming vegetation.

Any tall vegetation or tree branches overhanging your roof are a ticking time bomb. When sufficient pressure is applied on it, it could come tumbling down destroying your roof or other parts of the house.

Therefore it is prudent to use the roof friendly summer conditions to trim such vegetation and leave the space above the roof clear. Should winter come with heavy snow or a storms, you will be safe.

That aside, clearing such vegetation is also a sure way to keep your gutters and drains clean and clog-free. Leaves and branches from overhanging vegetation fall off depositing debris on the roof surface, which is eventually washed into gutters.

  • Clearing gutters.

Talking of gutters… At all times gutters should be clean and clear to effectively channel water from the roof when it rains. When gutters are clogged with debris, water flow is hindered leading to pooling of water on the roof. Such damp conditions weaken the roof and catalyze rusting.

To avoid this, ensure you regularly clean your gutters and clearing it of any debris. Summer presents a perfect time to do this.

In addition to the clean-up, confirm the gutter is firmly fixed to the roof. If it gets loose it could fall off under the weight of water and injure someone.

  1. Roof cleaning.

Roof cleaning is not as easy as it sounds. There are mistakes people make that compromise the integrity of their own roofs.

One of the mistakes is using any detergent at your disposal. This is the reason behind the discoloration you see in some roofs. Some chemicals contained therein corrode the roof.

The second one is power washing. The pressure generated can damage your shingles or tiles. More subtly, it deposits water under the shingles or tiles which may lead to problems in future.
